For me IRS would make a "better" choice for first single but Better is the better song for the advert

You KNOW WHAT SUCKS............... .... That from listening to all the released/leaked tracks, the songs aren't that bad. In fact most of it has sounded pretty damn good. Basically what you'd expect from the real GnR. Better I think is one of the weakest songs released/leaked.

Axl's voice does indeed sound raspier and there are indeed new guitar parts at the end of the song by my ear. I'm surprised no one yet has asked the question I'm gonna ask: who is playing those parts? Because that doesn't sound like BumbleFoot or Buckethead to me.
